Located right off of the Long Island Expressway and Northern State Parkway, the Long Island Innovation Park at Hauppauge, is the largest industrial park east of the Mississippi River. Focused on economic growth for Long Island, the Innovation Park is home to more than 1,300 businesses that employ more than 55,000 people.

Marlmar Associates, LLC completed the construction of a 35,000 square-foot, four story, mixed-use office/service building at 410 Motor Parkway—one of the most prominent sites in the Park’s prestigious gateways. Thanks to the Suffolk County IDA’s support, this groundbreaking project was the first to take advantage of the new height and mixed-use allowances provided by the Town of Smithtown’s updated overlay zone.

The $7 million development, designed to cater to the needs of today’s businesses, features state-of-the-art workspaces, spacious windows, and even a captivating outdoor terrace on the fourth floor. Not only does the project enhance the aesthetic appeal of the area, but it is expected to generate over 100 on-site jobs. This project also included the demolition of an existing—but rendered obsolete—40,000 square-foot building, and the establishment of workspaces including tall open spaces with large windows and ample amounts of natural light. The fourth floor of the building boasts an outdoor terrace going around two sides of the building. The first floor includes spaces for food establishments and are currently occupied by Mógū Modern Chinese Kitchen, Jersey Mike’s Sub shop and more to come. The property also boasts ample parking with electric vehicle charging infrastructure to bolster the buildings sustainable and green design.
